The government is taking another step to reduce the housing shortage. At five new locations, approximately 30,000 homes are to be built at an accelerated pace over the coming years. This will create housing for an estimated 60,000 home seekers. Building more homes is necessary, but according to OZQUR Makelaardij, what matters most is that plans are actually implemented and that this happens quickly.
Five major housing development locations
The national government has designated five areas where large-scale housing construction should be accelerated. These are:
- Deventer Centrum, Schil and Keizerslanden: 5,000 to 6,000 homes
- Haarlem Schalkwijk: 5,000 to 6,000 homes
- Leeuwarden Middelsee-Spoordok: approximately 6,000 homes
- Maastricht Spoorzone: approximately 8,000 homes
- Weert Spoorzone: approximately 5,000 homes
Together, these locations account for approximately 30,000 new homes.
Not only building, but also accelerating
An important difference is that potential obstacles have been assessed in advance. Issues such as accessibility, nitrogen restrictions, electricity grid capacity and the availability of drinking water should delay development at these locations as little as possible.
The municipalities will also receive additional support from the national government. By accelerating permit procedures, among other measures, construction should be able to start sooner.
Later in 2026, the government intends to announce another five large-scale housing development locations.
Attention to affordable housing as well
Building more homes is one part of the solution. The homes must also remain accessible to different income groups.
The national government therefore makes €1 billion available each year to support the construction of affordable housing. This includes owner-occupied homes with a maximum selling price and mid-market rental homes.
This could be particularly relevant for first-time buyers and middle-income households that currently have difficulty finding a suitable home.
How does OZQUR Makelaardij view this?
At OZQUR Makelaardij, we see it as a positive development that housing construction is not only being discussed, but that specific locations are being designated where building can be accelerated.
At the same time, we do not expect the current housing shortage to disappear immediately as a result. Building tens of thousands of homes takes time, while demand for housing remains high. Home seekers should therefore avoid basing their decisions solely on the expectation that more supply will become available in the future.
When assisting buyers, we mainly look at what is financially achievable today, how the local market is developing and whether a property can be purchased at a responsible price.
New construction is also relevant for sellers. More supply may affect the competitive position of existing homes over time. However, the impact can vary significantly by location, neighbourhood and property type.
