The Dutch housing market remains highly active. In the third quarter of 2025, significantly more existing homes were sold than a year earlier, while sales of newly built homes declined. At the same time, house prices continue to rise, although at a slower pace than before. Good preparation therefore remains important for both buyers and sellers. OZQUR Makelaardij outlines the key developments.
According to figures from Statistics Netherlands (CBS) and the Dutch Land Registry (Kadaster), almost 63,000 existing owner-occupied homes were sold in the third quarter of 2025. That is 15.6% more than in the same period a year earlier. The average selling price of an existing home was approximately €487,000.
More activity in the housing market
The number of existing homes sold has increased significantly. This creates more movement in the market, but it does not automatically mean that buying a home has become easier.
In popular cities and neighbourhoods, demand for good-quality homes remains high. Especially when several interested buyers are bidding on the same property, it is important to know in advance what is financially feasible and what the property is actually worth.
Good preparation can make all the difference. This includes a mortgage calculation, research into recent sales and a clear bidding strategy.
New construction continues to lag behind
For newly built homes, we are seeing a decline. In the third quarter of 2025, almost 6,000 newly built homes were sold. That is 12.7% fewer than a year earlier. In total, approximately 68,000 existing and newly built homes were sold.
For home seekers, various factors play a role when considering a newly built property. Not only the purchase price, but also the location, completion date, additional costs and monthly expenses determine whether a newly built home is attractive.
House prices continue to rise
Despite the higher number of transactions, prices continue to increase. An existing owner-occupied home was on average 7.8% more expensive than a year earlier. Compared with the second quarter of 2025, the average selling price increased by 1.8%.
However, the rate of price growth is gradually slowing. This means that homes are still becoming more expensive, but less quickly than in previous quarters.
Newly built homes also became more expensive. The average selling price reached almost €523,000, an increase of 7.4% compared with a year earlier.
How does OZQUR Makelaardij view these developments?
At OZQUR Makelaardij, we do not only look at national figures. The housing market differs significantly by region, neighbourhood and property type. A home in Eindhoven, for example, may experience a very different market development from a comparable property elsewhere in the Netherlands.
For sellers, we believe it is important not to automatically assume that prices will continue to rise. An accurate valuation, the right presentation and a realistic sales strategy remain essential.
For buyers, we look beyond the asking price. We assess comparable sales, the condition of the property, potential risks and the financial possibilities. This allows an offer to be made that is not only attractive to the seller, but also remains responsible for the buyer.
