House prices continued to rise across almost the entire Netherlands at the end of 2025. Nationwide, prices of existing owner-occupied homes in the fourth quarter were on average 6.2% higher than a year earlier. However, the differences between municipalities are significant. Winterswijk leads the way with an increase of 21.6%, while several municipalities around Eindhoven also show above-average price increases. For buyers and sellers, this highlights how important it is not to look only at national figures, but especially at the local housing market.
Large differences between municipalities
Rising house prices are nothing new, but the pace at which they increase varies significantly by municipality. In Winterswijk, existing owner-occupied homes were on average 21.6% more expensive in the fourth quarter of 2025 than a year earlier. Albrandswaard (+19.1%), Zoeterwoude (+17.6%) and Pekela (+17.4%) also recorded notably strong increases.
At the same time, there are a few exceptions. In municipalities such as Wormerland, Gulpen-Wittem and Valkenburg aan de Geul, prices fell slightly. However, the national picture remains clear: in almost all Dutch municipalities, existing homes became more expensive.
What is happening in Eindhoven and the surrounding area?
For OZQUR Makelaardij, the figures in our own region are particularly interesting. In Eindhoven, prices rose by 7.1% compared with a year earlier. Clear increases can also be seen in surrounding municipalities. Geldrop-Mierlo recorded 10.3%, Helmond 9.7%, Best 9.1% and Veldhoven 5.1%.
Several other municipalities around Eindhoven also stand out. In Son en Breugel, prices rose by 15.6%, in Someren by 14.3% and in Deurne by 14.2%.
These figures clearly show that significant differences can exist even within a single region.
Local knowledge is becoming increasingly important
The housing market has gone through several phases in recent years. After a price peak in mid-2022, a period of falling or stabilising prices followed. From around mid-2023, house prices began to rise again. By now, new price records have been reached in many municipalities.
For a buyer, a national price increase of 6.2% therefore means something very different from a local increase of, for example, 10% or 15%. Even within Eindhoven, differences can arise between neighbourhoods, property types and price categories.
How does OZQUR Makelaardij view this?
At OZQUR Makelaardij, we find national averages interesting, but they are not sufficient for a buying or selling decision. A property ultimately does not have a national value, but a value that is strongly determined by its location, neighbourhood, property type, condition and current demand in the immediate area.
That is why, for both sales advice and purchases, we always look at recent transactions and comparable properties in the region. Especially in a market where Eindhoven rises by 7.1%, while a nearby municipality such as Son en Breugel exceeds 15%, local knowledge can make a major difference.
