Owner-occupied homes 6.2% more expensive: housing market remains highly active –  Housing Market & House Prices

Prices of owner-occupied homes rose again in the fourth quarter of 2025. Both existing homes and newly built homes were on average 6.2% more expensive than a year earlier. At the same time, more homes were sold, while the number of newly built homes sold actually declined. The figures show that demand for owner-occupied homes remains strong, but that the market is gradually changing. For buyers and sellers, it is therefore important to look beyond national averages alone.

Existing homes continue to rise in price

The average selling price of an existing owner-occupied home was approximately €486,000 in the fourth quarter of 2025. This marked the eighth consecutive quarter of rising prices. However, the increase was less pronounced than in several previous quarters. Compared with the third quarter of 2025, prices increased by approximately 0.5%.

This means that the housing market is still becoming more expensive, but the pace of price growth is slowing somewhat. For home seekers, this does not automatically mean that buying a home is becoming easier. In many regions, demand remains high and the supply of suitable homes is limited.

More homes sold

More than 75,000 owner-occupied homes were sold in the Netherlands in the fourth quarter, including both existing and newly built homes. This was 9.7% more than in the same period a year earlier. The average selling price of all owner-occupied homes sold was more than €489,000.

The higher number of transactions shows that there is still a great deal of activity in the owner-occupied housing market. This can be favourable for sellers, but it does not mean that every property will automatically sell quickly or for the highest possible price. Location, property type, condition and asking price remain important factors.

New construction shows a different picture

Newly built homes show a different development. The average selling price was above €520,000 and was also 6.2% higher than a year earlier. At the same time, more than 8,000 newly built homes were sold in the fourth quarter, 7.6% fewer than a year earlier. Over the whole of 2025, more than 26,000 newly built homes were sold, approximately the same number as in 2024.

New construction therefore remains important, but high prices and limited supply may lead home seekers to look more often at existing properties.

Dutch price growth above the European average

The Dutch housing market also stands out internationally. The average price increase of 6.2% was above the European Union average, which stood at 5.5% in the same quarter.

How does OZQUR Makelaardij view this?

At OZQUR Makelaardij, we mainly see these figures as confirmation that good preparation remains important. A national average selling price says relatively little about the value of one specific property.

In Eindhoven and the surrounding area, differences between neighbourhoods, property types and price categories can be significant. When purchasing a property, we therefore look at recent transactions, the condition of the property and the level of competition at that moment. When selling, we determine an appropriate asking price and sales strategy together, rather than relying solely on national price developments.

For buyers, financial preparation is also important. A property may fit your wishes perfectly, but the offer must also responsibly align with your mortgage possibilities.

At OZQUR Makelaardij, we help you reach your dream home in 5 steps

04 — Determining the value & bidding smartly

→ Not just bidding, but making a well-founded offer.

05 — From accepted offer to the notary
Offer accepted? We then review the documents and purchase agreement, monitor all important deadlines and guide the entire process through to the notary.

→ We stay in control until you receive the keys.
