House price developments are becoming increasingly local –  Housing Market & House Prices

Dutch house prices are still rising, but major regional differences are hidden behind the national average. In the second quarter of 2026, existing owner-occupied homes were on average 4.2% more expensive than a year earlier. In some municipalities, prices increased by double-digit percentages, while six municipalities actually recorded a decline. For buyers and sellers, knowledge of the local housing market is therefore becoming increasingly important.

Major differences between municipalities

Nationwide, prices of existing owner-occupied homes increased by an average of 4.2%. In most Dutch municipalities, the increase was between approximately 3% and 9%.

However, the differences between municipalities are significant. In Oost Gelre, house prices rose by 20.9% compared with a year earlier. Voorst (+19.4%) and Pekela (+16.2%) also recorded strong increases. In general, price increases in the north and east of the Netherlands were higher than in the west.

Major differences around Eindhoven as well

Our own region clearly shows why national averages do not tell the whole story.

In Son en Breugel, prices were 12.1% higher than a year earlier. Asten even recorded an increase of 14%, while Heeze-Leende reached +13.1%. On the other hand, prices in Veldhoven fell by 0.8% and in Valkenswaard by the same 0.8%. In Best, the increase was limited to 0.4%.

This means that homes located relatively close to each other can experience very different price developments.

Six municipalities with lower prices

In total, six municipalities recorded lower prices than a year earlier. The largest decline was measured in Noord-Beveland at 5.1%. This was followed by Ouder-Amstel (-2.8%) and Hillegom (-2.5%). IJsselstein, Valkenswaard and Veldhoven also recorded a decline.

At the same time, national price growth continues to slow. In the first quarter of 2026, the increase was still 5.2%, compared with 4.2% in the second quarter.

How does OZQUR Makelaardij view this?

At OZQUR Makelaardij, we believe these figures mainly confirm that there is actually no single Dutch housing market. The market is local. Even within the Eindhoven region, price developments can differ significantly.

That is why we never base purchase advice or an asking price solely on national percentages. We look at the specific neighbourhood, property type, recent transactions, current supply and demand for comparable homes.

For sellers, this is important in determining a realistic but strong market position. For buyers, local knowledge helps prevent unnecessarily high bids or missing out on a good property because the market has been assessed incorrectly.

At OZQUR Makelaardij, we help you reach your dream home in 5 steps

01 — Getting acquainted & identifying your housing wishes
We start with you. We get to know you, build trust and clearly identify your housing wishes and most important criteria.

03 — Viewing together

04 — Determining the value & bidding smartly
We analyse comparable properties that have been sold, discuss the property with the selling agent and assess the expected appraisal value. We then determine the bidding strategy together and submit the offer.

→ Not just bidding, but making a well-founded offer.

05 — From accepted offer to the notary
Offer accepted? We then review the documents and purchase agreement, monitor all important deadlines and guide the entire process through to the notary.

→ We stay in control until you receive the keys.
