House prices in the Netherlands continue to rise, but the rate of increase is becoming smaller. In August 2026, prices of existing owner-occupied homes were on average 3.3% higher than a year earlier. This means growth is clearly lower than at the end of 2024. According to OZQUR Makelaardij, this is bringing slightly more calm to the housing market, although good homes in attractive locations remain highly sought after.
Price growth continues to slow
House price developments have been showing a slowing trend for several months. In June, prices were still 4.1% higher than a year earlier, in July this was 3.9% and in August 3.3%.
This is a significant difference compared with the end of 2024, when annual house price growth was approaching 12%.
Although growth is slowing, this does not mean that homes are becoming cheaper. Compared with the earlier price level of July 2022, existing owner-occupied homes have now increased in value by almost 18%.
Average selling price remains above €500,000
The average selling price of an existing home was more than €503,000 in August. This means the average remains above the half-million-euro mark.
However, the average selling price should be viewed with some caution. If a relatively large number of more expensive homes are sold in a particular month, the average automatically increases.
For buyers and sellers, it is therefore more relevant to look at what comparable homes in the same neighbourhood or area have actually sold for recently.
More transactions across 2026 as a whole
Nearly 19,000 existing homes were sold in August. This was approximately 3% fewer than in August last year.
Across the first eight months of 2026, however, the number of transactions was higher. In total, more than 156,000 homes changed ownership, approximately 4% more than in the same period of 2025.
Mortgage interest rates also play an important role in the market. When interest rates rise, buyers can often borrow less with the same income. This can affect how much they are able and willing to offer for a property.
How does OZQUR Makelaardij view this?
At OZQUR Makelaardij, we see that the housing market is gradually becoming calmer, but it certainly does not react in the same way everywhere. Particularly in Eindhoven and surrounding municipalities, demand for well-maintained homes in popular locations remains high.
For buyers, this means they should not focus blindly on national averages. We look at the actual property value, recent sales, current supply and financial possibilities before determining a bidding strategy.
For sellers, a realistic asking price is also becoming increasingly important. As price growth slows, good positioning plays an even greater role in determining how much interest a property generates.
Our clients can come to OZQUR Makelaardij for buying, selling and mortgages. This allows us to combine knowledge of the housing market with our clients’ financial possibilities.
