The value of homes continues to rise throughout the Netherlands. What stands out is that the strongest increase in WOZ value per square metre has mainly taken place outside the Randstad in recent years. Eindhoven and surrounding municipalities are also showing clear growth. This demonstrates that the housing market is developing more broadly across the Netherlands and that popular regions outside the Randstad are gaining ground.
WOZ value per square metre continues to rise
In 2025, the median WOZ value of homes in the Netherlands was approximately €3,320 per square metre of living space. This means that half of all homes had a lower value per square metre and the other half had a higher value.
The highest values can still be found in the Randstad. Amsterdam leads with a WOZ value of more than €7,100 per square metre. It is followed by municipalities including Laren and Bloemendaal.
However, the strongest percentage growth can be found outside these traditionally expensive areas.
Eindhoven region shows strong growth
The differences are also clearly visible in our region. In Eindhoven, the median WOZ value in 2025 was approximately €3,723 per square metre. In Veldhoven, this was around €3,637, while Helmond recorded approximately €2,808 per square metre.
The increase in Eindhoven is particularly striking. Between 2021 and 2025, the median WOZ value per square metre increased by approximately 50.9%. In Helmond, the increase was 45.3%, while in Veldhoven it was around 43%.
This fits with a development we have been seeing for some time: not only the Randstad, but also economically strong regions such as Eindhoven are becoming increasingly attractive to home seekers.
WOZ value is not the same as market value
A higher WOZ value does not automatically mean that a property can be sold for the same amount. The WOZ value is determined by the municipality and is based on an earlier valuation date.
The current market value is determined by factors including the property type, location, condition, energy label, plot size, current demand and recent sales of comparable properties. As a result, significant differences can exist between neighbourhoods even within the same municipality.
How does OZQUR Makelaardij view this?
At OZQUR Makelaardij, we see the strong increase in property values in Eindhoven and the surrounding area as confirmation that this region is becoming increasingly important within the Dutch housing market. Economic development, employment and continued demand for housing ensure that good locations remain attractive.
At the same time, we never use the WOZ value as the sole basis for a purchase or sale. When selling, we determine the current market value based on recent transactions and the specific characteristics of the property. When buying, we assess whether the asking price and intended offer are in line with what the property is actually worth.
