The average WOZ value of Dutch homes has risen sharply again in 2026. The average value now stands at €439,000, more than 10% higher than a year earlier. Strong increases are also visible in the Eindhoven region. A higher WOZ value says something about developments in the housing market, but it is not the same as the current market value of a property.
Average WOZ value rises to €439,000
According to Statistics Netherlands (CBS), the average WOZ value in 2026 is €439,000. This represents an increase of 10.3% compared with 2025. The increase is therefore clearly larger than in the previous two years.
It is important to know that the WOZ value for 2026 is based on the estimated market value of a property on 1 January 2025. The WOZ value therefore always lags behind the current housing market.
Municipalities use the WOZ value, among other things, to calculate property tax. The value also plays a role in various other taxes and levies.
Clear increases in the Eindhoven region as well
We also see significant differences in our region. The average WOZ value in Eindhoven increased by 11.0% to approximately €434,000. In Helmond, the increase was even higher at 13.6%, bringing the average WOZ value to €392,000.
In Veldhoven, the average WOZ value increased by 10.2% to approximately €529,000. In surrounding municipalities, average values are sometimes even higher. Nuenen and Son en Breugel both come in at around €575,000, while Waalre is around €597,000.
WOZ value is not the same as the selling price
A common mistake is to use the WOZ value directly as an indication of what a property could sell for today.
The WOZ value looks back to an earlier valuation date. The current market value, on the other hand, is determined by what buyers are willing to pay now. Factors such as location, property type, condition, energy label, finish, plot size, recent sales and current supply all play a role.
How does OZQUR Makelaardij view this?
At OZQUR Makelaardij, we use the WOZ value as one of several sources of information, but never as the sole basis for buying or selling advice.
When selling, we mainly look at recent transactions of comparable homes and current demand in the neighbourhood. For buyers, we assess the same information to determine whether an asking price and possible offer are realistic.
A 10% increase in WOZ value therefore does not automatically mean that every property is also worth 10% more. Property value remains local and property-specific.
