More Homes on the Market: What Does This Mean for Buyers?

In the third quarter of 2026, the Dutch housing market offered home seekers slightly more room to manoeuvre. The supply of existing homes for sale increased significantly, giving buyers more choice and, in some cases, more room to negotiate.

According to NVM figures, around 39,000 existing homes were for sale during July, August and September. That is 24% more than a year earlier. Despite this increase, the housing market remains tight, with significant differences between regions and property types.

House prices remain above €500,000

The average selling price of an existing home reached approximately €503,000. This represents an increase of 1.8% compared with the same period last year. Compared with the previous quarter, the average price declined slightly.

Price growth is slowing, but the Dutch housing market remains expensive. Well-maintained, energy-efficient homes in attractive locations can still sell quickly.

More apartments available

One of the main reasons for the increase in supply is the sale of former rental properties by investors, known as the “uitpondgolf.”

More apartments are therefore becoming available. For buyers, this creates additional choice, but comparing properties based solely on asking price is not enough. Service charges, energy efficiency, maintenance and potential future costs should also be considered.

New-build supply is increasing

The supply of new-build homes has also grown. At the end of the third quarter, approximately 21,500 new-build homes were available, around 17% more than a year earlier.

However, increased supply does not automatically lead to more sales. Around 63% of the available new-build properties are apartments, meaning the supply does not always match the needs and budgets of buyers.
