At the end of 2025, the Dutch housing market presents a striking picture: the average selling price of existing homes has risen above €500,000 for the first time, while at the same time more homes have come onto the market. As a result, the market appears to be becoming slightly less hectic, but there is still no sign of a broadly balanced housing market. Overbidding remains common, and well-prepared buyers clearly have an advantage. For sellers, a good pricing and sales strategy remains important.
More homes for sale, but the market remains tight
In the final quarter of 2025, approximately 47,600 existing homes were sold through NVM estate agents. At the same time, around 49,500 new listings came onto the market.
The larger supply gives home seekers slightly more choice in some areas. The number of viewings and bids per property has decreased, which can make the buying process feel somewhat less hectic.
However, this does not mean that buyers can simply wait. A sold property was on the market for an average of approximately 28 days. Attractive and well-maintained homes in particular continue to sell quickly.
Average selling price above half a million euros
The average transaction price of existing homes reached approximately €502,000 in the fourth quarter of 2025. That is around 3.9% higher than a year earlier.
House prices are therefore still rising, but the pace is gradually slowing. For buyers, this does not automatically mean that homes are becoming more affordable. Demand for good-quality homes remains high.
Overbidding is still common
Approximately 72% of homes were sold above the asking price. On average, buyers paid around 4.7% more than the asking price.
However, the differences between properties are significant. Popular terraced homes and move-in-ready properties, for example, are more often sold above the asking price than detached homes.
That is why the asking price alone does not tell the full story. When determining a responsible offer, recent transactions, property type, condition, location and competition should also be taken into account.
Bidding without a financing condition
Approximately 40% of buyers submitted an offer without a financing condition. This can make an offer more attractive to a seller because it provides greater certainty.
At the same time, this can create financial risks for buyers if it has not been clearly established in advance whether the mortgage is achievable.
At OZQUR Makelaardij, we therefore believe that a strong offer starts with good preparation. It is not only the amount of the offer that matters, but also the conditions and the level of certainty a buyer can provide.
Significant differences between regions
The average selling price of €502,000 is a national figure. In practice, there are major differences between municipalities, neighbourhoods and even individual streets.
We also see this in Eindhoven and the surrounding area. The housing market in Eindhoven, for example, may differ from the market in Veldhoven, Geldrop or Helmond. That is why, when buying or selling a property, we always look at recent comparable homes in the immediate area.
How does OZQUR Makelaardij view this?
We see a housing market that is becoming slightly calmer, but remains competitive. More supply is positive for buyers because it creates slightly more choice. At the same time, attractive homes continue to sell quickly and overbidding has certainly not disappeared.
We therefore do not advise our clients to automatically bid a fixed percentage above the asking price. Every property requires its own analysis. We look at factors including market value, recent sales, condition, location and the buyer’s financial possibilities.
