Differences in house prices between municipalities are increasing –  Housing Market & House Prices

The Dutch housing market remains in motion. In the second quarter of 2026, prices of existing owner-occupied homes were on average 4.2% higher nationwide than a year earlier. However, major local differences are hidden behind that average. In some municipalities, prices increased by more than 20%, while in others prices actually declined. For buyers and sellers, it is therefore becoming increasingly important not only to look at national figures, but especially at the local market.

Price developments differ significantly by municipality

House prices rose particularly strongly in parts of the north and east of the Netherlands. In Oost Gelre, the average price was 20.9% higher than a year earlier. Voorst (+19.4%) and Pekela (+16.2%) also recorded strong increases.

In the west of the country, developments were generally more moderate. In Amsterdam, for example, prices increased by only 0.1%. Utrecht recorded 2.2%, Rotterdam 3.2% and The Hague 4.5%.

This clearly shows that one national percentage says little about what is happening locally.

Price declines also occur

Not every municipality recorded an increase. In six municipalities, existing owner-occupied homes were cheaper than a year earlier.

The largest decline occurred in Noord-Beveland, where prices fell by 5.1%. Prices also declined in Ouder-Amstel, Hillegom, Valkenswaard, Veldhoven and IJsselstein.

For our region, Veldhoven is particularly notable. This underlines how strongly the market can differ from one municipality to another, even within the same economic region.

National price growth continues to slow

House prices are still rising nationwide, but the pace is slowing. This does not automatically mean that homes are becoming cheaper. In many municipalities, prices are still at a high level or even at record highs.

For home seekers, it is therefore important to look carefully at the specific municipality, neighbourhood and property type in which they are searching. Competition and price developments can differ significantly from the national picture.

How does OZQUR Makelaardij view this?

At OZQUR Makelaardij, we believe local market knowledge is becoming increasingly important. A national increase of 4.2% says little about the value of a specific property in Eindhoven, Veldhoven, Geldrop or Helmond.

That is why, for every purchase or sale, we look at recent transactions, comparable properties, current demand and developments in the immediate area. Especially when municipalities are moving in different directions, we believe that a general approach is not sufficient.

At OZQUR Makelaardij, we help you reach your dream home in 5 steps

01 — Getting acquainted & identifying your housing wishes
We start with you. We get to know you, build trust and clearly identify your housing wishes and most important criteria.

→ Understand first, then search.

02 — Determining your budget & possibilities
Together with the buying agent and financial advisor, we determine your mortgage possibilities, budget and ideal search range.

→ Know what is possible before we start searching.

03 — Viewing together
You focus on how the property feels. We take a critical look at the technical condition, location, possibilities and points of attention.

→ You decide whether it feels like home. We look at the rest.

04 — Determining the value & bidding smartly
We analyse comparable properties that have been sold, discuss the property with the selling agent and assess the expected appraisal value. We then determine the bidding strategy together and submit the offer.

→ Not just bidding, but making a well-founded offer.

05 — From accepted offer to the notary
Offer accepted? We then review the documents and purchase agreement, monitor all important deadlines and guide the entire process through to the notary.

→ We stay in control until you receive the keys.
