The Dutch housing market continued to cool in the third quarter of 2026. Price growth for existing homes has slowed significantly, while the number of homes available for sale has increased.
According to NVM, existing home prices were 1.8% higher than a year earlier. However, compared with the previous quarter, the average selling price fell by 1.3% to approximately €503,000.
Higher mortgage rates, increased supply and uncertainty among buyers are all contributing to the slower price development.
Significant regional differences
The national average does not tell the whole story. Prices fell by around 2% in the Haarlem area and 1.5% around Leiden, while prices in Amsterdam remained largely stable.
In contrast, prices increased by 8.3% in Southwest Drenthe and 6.7% in North Limburg.
This highlights the importance of looking at the specific location, property type, condition and local demand when determining a property’s value.
More choice for buyers
Around 39,000 homes were listed with NVM agents, almost 25% more than a year earlier. This is the highest level of supply since 2019.
Buyers are also less likely to need to overbid. In approximately 66% of transactions, the final price was above the asking price, compared with 71% a year earlier.
