House prices continue to rise: North Brabant remains active, with major regional differences –  Housing Market & House Prices

Prices of existing owner-occupied homes continued to rise in the second quarter of 2026. Nationwide, homes were on average 4.2% more expensive than a year earlier. However, price developments differ significantly by province and property type. Groningen recorded the largest increase at 7.9%, while North Brabant came in at 4.3%. At the same time, more homes were sold nationwide. For buyers and sellers, it therefore remains important not only to look at national figures, but especially at developments in the local market.

Price growth is gradually slowing

The second quarter of 2026 marked the tenth consecutive quarter in which existing owner-occupied homes became more expensive. However, the 4.2% increase was lower than in the first quarter, when homes were on average 5.2% more expensive than a year earlier.

Compared with the first quarter of 2026, prices increased by 0.9%. The housing market is therefore still growing, but the pace at which prices are rising is gradually slowing.

A total of 58,952 existing homes were sold in the second quarter. This is 2.7% more than in the same period of 2025.

Major differences between provinces

The strongest price increase was seen in Groningen. Existing owner-occupied homes there became on average 7.9% more expensive. Drenthe, at 5.7%, and Gelderland, at 5.6%, were also above the national average.

For our region, North Brabant is particularly relevant. Here, prices rose by an average of 4.3%, while the number of housing transactions increased by 5.1%.

North Holland recorded the smallest price increase at 2.4% and was also the only province where fewer homes were sold than a year earlier.

These differences show that one national percentage says little about what is actually happening in a specific region.

Property type also makes a difference

Not every type of property develops in the same way. Detached homes and semi-detached homes saw the strongest price increase at 5.5%. Corner houses became on average 4.4% more expensive and terraced houses 4%.

Apartments recorded the lowest increase at 3.2%.

At the same time, more terraced houses were sold. The number of transactions in this category increased by 4.6%. This may partly be related to the strong demand for homes in price ranges that are accessible to a broader group of buyers.

What does this mean for Eindhoven and the surrounding area?

For buyers and sellers in Eindhoven, a national or provincial average is only a starting point. Price developments can differ significantly between Eindhoven, Veldhoven, Geldrop, Helmond, Nuenen and other surrounding municipalities.

Even within the same municipality, differences can arise between neighbourhoods and property types. An apartment in the city centre, for example, operates in a different market from a terraced house in a popular family neighbourhood.

How does OZQUR Makelaardij view this?

At OZQUR Makelaardij, we once again see that local market knowledge is becoming increasingly important. A national increase of 4.2% or an increase of 4.3% in North Brabant does not automatically mean that every property has increased in value by the same percentage.

When purchasing a property, we assess recent comparable sales, the condition of the property, location and current competition before determining a bidding strategy. When selling, we use the same local information to arrive at a realistic valuation and an appropriate sales strategy.

At OZQUR Makelaardij, we help you reach your dream home in 5 steps

01 — Getting acquainted & identifying your housing wishes
We start with you. We get to know you, build trust and clearly identify your housing wishes and most important criteria.

→ Understand first, then search.

02 — Determining your budget & possibilities
Together with the buying agent and financial advisor, we determine your mortgage possibilities, budget and ideal search range.

→ Know what is possible before we start searching.

03 — Viewing together
You focus on how the property feels. We take a critical look at the technical condition, location, possibilities and points of attention.

→ You decide whether it feels like home. We look at the rest.

04 — Determining the value & bidding smartly
We analyse comparable properties that have been sold, discuss the property with the selling agent and assess the expected appraisal value. We then determine the bidding strategy together and submit the offer.

→ Not just bidding, but making a well-founded offer.

05 — From accepted offer to the notary
Offer accepted? We then review the documents and purchase agreement, monitor all important deadlines and guide the entire process through to the notary.

→ We stay in control until you receive the keys.
