House prices rise again in May: growth slows, but the market remains strong –  Housing Market & House Prices

The Dutch housing market remains active. In May 2026, prices of existing owner-occupied homes were on average 4.4% higher than a year earlier. Prices are therefore still rising, but clearly at a slower pace than in 2024 and 2025. Compared with April, homes became on average 0.6% more expensive. At the same time, slightly fewer homes were sold in May than a year earlier. For buyers, the slowing price growth brings a little more calm to the market, but this does not mean that homes are becoming cheaper.

Price growth remains around 4%

In April 2026, the annual price increase was 4.3%. In May, this came to 4.4%. This means that the development remains relatively stable.

This is a clear difference compared with a year earlier. In May 2025, house prices were still 9.7% higher than a year before. At the end of 2024, there were even months in which the annual increase was around 11%.

House prices are therefore still rising, but at a significantly slower pace. For home seekers, this can be positive because prices are rising less quickly. Nevertheless, affordability remains an important concern for many buyers.

Homes remain at a high price level

The housing market reached what was then a price peak in July 2022. Prices subsequently declined for some time. However, from the summer of 2023 onwards, the market began moving upward again.

By May 2026, prices were already 16.6% higher than during the previous peak in July 2022. This shows that the temporary price decline in 2022 and 2023 has now been more than recovered.

The average transaction price of an existing owner-occupied home was approximately €487,000 in May. It is important to understand that an average selling price is not the same as the price development of homes. To measure price development, Statistics Netherlands (CBS) uses a price index that takes differences between sold properties into account.

Slightly fewer sales in May

According to the Dutch Land Registry, 19,120 existing homes were sold in May. This was 2.5% fewer transactions than in May of the previous year.

Over a longer period, however, the picture is different. In the first five months of 2026, a total of 94,523 homes were sold, approximately 5% more than in the same period of 2025.

There is therefore still a great deal of activity in the housing market, despite the slight decline in May.

How does OZQUR Makelaardij view this?

At OZQUR Makelaardij, we do not immediately see the slowing price growth as a declining housing market. Homes are still becoming more expensive, and attractive properties in good locations can continue to attract a great deal of interest.

For buyers, it is therefore important not to base an offer automatically on national percentages. We prefer to look at recent sales of comparable properties, the location, condition and current competition. Especially in Eindhoven and the surrounding area, differences between neighbourhoods and municipalities can be significant.

The same applies to sellers: a rising market does not mean that every asking price will automatically be paid. A good valuation and sales strategy remain decisive for the final result.
