House prices rose again in the first quarter of 2026. Nationwide, existing owner-occupied homes were on average 5.2% more expensive than a year earlier. At the same time, there are major differences between municipalities. We also see varying developments in the Eindhoven region. Prices in Eindhoven rose by 4.2%, while Son en Breugel recorded an increase of 14.7%. For buyers and sellers, it is therefore important not to look only at national figures, but especially at the local housing market.
House prices higher in almost all of the Netherlands
In almost all Dutch municipalities, prices of existing owner-occupied homes were higher than a year earlier. Only in Gulpen-Wittem was there a slight decline.
The largest increase was recorded in Oost Gelre, where homes were on average 20.5% more expensive. This was followed by Ooststellingwerf at 19.3%, Pekela at 16.9% and Reusel-De Mierden at 16.5%. The national average was considerably lower at 5.2%.
The figures once again show that there is actually no single Dutch housing market. Developments can differ significantly from one municipality to another.
What is happening in Eindhoven and the surrounding area?
For OZQUR Makelaardij, the developments in Eindhoven and the surrounding municipalities are particularly relevant.
In Eindhoven, house prices rose by 4.2% compared with a year earlier. In Helmond, the increase was stronger at 7.2%. Best recorded 6.4% and Geldrop-Mierlo 3.8%.
There are also major differences within the immediate surrounding area. In Son en Breugel, prices rose by 14.7%, while Veldhoven showed a much more moderate price increase of 1.9%. Waalre stood out with an increase of 10.3%.
This clearly shows why one national percentage says little about the value development of a specific property.
Many municipalities reach record price levels again
After the strong price increases up to 2022, house prices temporarily declined in 2023. From 2024 onwards, prices started rising again. By now, homes in many municipalities have once again reached record levels.
For homeowners, this can be positive, but for buyers it means that affordability remains an important point of attention.
How does OZQUR Makelaardij view this?
At OZQUR Makelaardij, we deliberately look beyond national averages. A 5.2% increase in the Netherlands does not mean that every property has automatically become 5.2% more valuable.
For an accurate valuation, we look at recent sales of comparable properties, the neighbourhood, property type, level of maintenance and current demand. Especially in the Eindhoven region, where municipalities show such significant differences, local market knowledge is important.
For buyers, this means that a well-founded offer is more important than simply bidding a certain percentage above the asking price. For sellers, a realistic valuation helps determine the right asking price and sales strategy.
