The Dutch housing market remains active, but house price growth is gradually becoming more moderate. In June 2026, existing owner-occupied homes were on average 4.1% more expensive than a year earlier. This is slightly lower than in May, when the increase was 4.4%. At the same time, more homes were sold. This points to a market that remains highly active, while prices are rising less rapidly than in previous years.
House prices are still rising
Compared with May 2026, prices of existing owner-occupied homes increased by 0.6% in June. On an annual basis, the increase was 4.1%.
This means that the slowdown in price growth is continuing. At the beginning of 2026, annual price increases were still above 5%. In January and February, the increase was 5.4%, in March 5.0% and in April 4.3%.
This does not mean that homes are becoming cheaper. Prices continue to rise, just at a slower pace than, for example, in 2024 and the beginning of 2025.
Homes now well above the previous price peak
The housing market reached what was then a peak in July 2022. Prices subsequently declined for some time, after which an upward trend became visible again from June 2023 onwards.
By June 2026, prices were on average 17.3% higher than at the previous peak in July 2022.
Affordability therefore remains an important concern for buyers. A lower percentage increase in prices does not mean that homes are at a low price level.
More homes sold in June
What stands out is that the number of transactions increased significantly. The Dutch Land Registry recorded 20,378 home sales in June. This is 7.9% more than in June 2025.
During the first six months of 2026, a total of 114,901 existing owner-occupied homes were sold. This is 5.5% more than in the same period a year earlier.
The average transaction price of an existing owner-occupied home was approximately €496,000 in June. It is important to distinguish between the average selling price and the actual development of house prices. To measure price developments, Statistics Netherlands (CBS) uses a price index that takes differences between sold properties into account.
What does this mean for buyers and sellers?
For buyers, more moderate price growth can be favourable. When prices rise less quickly, there is slightly more room to properly prepare for a purchase. Nevertheless, the market remains competitive and attractive properties can still sell quickly.
For sellers, the market remains interesting, but a rising market does not automatically mean that every property will sell at any asking price. The right pricing, presentation and sales strategy remain important.
How does OZQUR Makelaardij view this?
At OZQUR Makelaardij, we mainly see these figures as a sign that the market is becoming somewhat more balanced while still remaining strong. We believe it is important not to apply national percentages directly to a specific property.
In Eindhoven and the surrounding area, we therefore look at recent sales, the neighbourhood, property type, condition and current level of interest. For buyers, we use this information to determine a responsible offer. For sellers, the same local analysis helps in choosing a realistic asking price and sales strategy.
