NHG limit rises to €500,000 in 2027: more opportunities for homebuyers – Buying a home, first-time buyers & mortgages

Buying a home, first-time buyers & mortgages

From 1 January 2027, the limit for a mortgage with the National Mortgage Guarantee (NHG) will rise from €470,000 to €500,000. This will allow more homebuyers to benefit from NHG’s financial safety net. Improving energy efficiency will also play a greater role when purchasing a home. The one-off NHG fee will remain at 0.4% of the mortgage amount.

What does the higher NHG limit mean?

For buyers looking for a home priced between €470,000 and €500,000, the increase may create new opportunities.

However, a higher NHG limit does not automatically mean you can borrow more. Your income, financial commitments and the property’s value will continue to determine how much you can borrow.

NHG offers support under certain conditions if circumstances prevent you from paying your mortgage. These may include job loss or divorce. In some cases, any remaining mortgage debt after selling the property may be waived.

Including energy efficiency improvements as standard

Are you buying a house with an E, F or G energy label using NHG in 2027? For houses rather than apartments, the starting point will be to include €20,000 in financing for energy-saving improvements, such as insulation. This arrangement does not apply to apartment ownership rights.

The amount must meet the applicable income and property value requirements. If €20,000 cannot be financed, a lower amount will apply. You can also choose to decline this budget. This is a loan that you must repay.

OZQUR Makelaardij’s perspective

We see the higher NHG limit as a positive development. More buyers will gain access to additional security, while energy efficiency becomes part of the conversation from the purchase stage.

Additional financing does require a carefully considered plan. Which improvements are needed, how much will they cost, and how will they affect your total monthly expenses?

At OZQUR, we combine homebuying guidance with mortgage advice. We assess the asking price, technical condition, energy efficiency opportunities and affordability together. This helps you focus your search and make a financially responsible offer.
