In 2025, the Netherlands once again added fewer homes than in previous years. Nearly 80,000 homes were added through new construction, subdivision and other forms of housing expansion. This means housing production has declined for the third consecutive year. For home seekers, this means the shortage is unlikely to disappear quickly and pressure on both the owner-occupied and rental markets may remain high.
Nearly 80,000 homes added
In 2025, approximately 69,000 new homes were built. In addition, nearly 11,000 homes were added on balance through measures such as subdividing existing properties, converting buildings and other renovations.
At the same time, approximately 9,500 homes were demolished. As a result, the total Dutch housing stock increased by around 70,000 homes to nearly 8.3 million.
The housing stock is therefore still growing, but not quickly enough to significantly reduce the existing shortage in the short term.
Fewer building permits as well
Another point of concern is the number of permits issued for new-build homes. In 2025, permits were granted for nearly 86,000 homes. A year earlier, this figure was almost 94,000.
A permit also does not mean that a home will be built immediately. The period between permit approval and completion is becoming longer, and some projects ultimately do not go ahead at all.
This makes it clear that simply making more plans is not enough. Homes must ultimately also be built.
North Brabant remains an important construction region
In North Brabant, approximately 11,300 new-build homes were completed in 2025 and permits were issued for around 13,800 new homes. This makes the province one of the areas where relatively large numbers of homes are being built.
There are also significant differences within our own region. For example, Eindhoven’s housing stock grew by approximately 1.5% through new construction, while growth in Helmond was around 0.4%.

For buyers, this means that waiting does not automatically lead to better opportunities or lower prices. We believe it is more important to look at personal financial possibilities, the local market and the quality and value of a specific property.
For sellers, limited supply remains favourable, but even in a strong market, an accurate valuation and a good sales strategy are important. Not every property or neighbourhood develops in the same way.
