When you buy a home, you’ll often pay more than the purchase price. First-time buyers in particular can underestimate how much of their own money they’ll need to cover the additional costs.
What costs should you budget for?
When buying an existing home, you may need to pay property transfer tax, notary fees, valuation fees and mortgage advice fees. If you hire a buying agent or arrange a building inspection, you’ll also need to budget for those services.
There may also be a fee for arranging a bank guarantee.
How much property transfer tax will you pay?
If you buy a home in 2026 and intend to live in it as your main residence for the long term, you’ll generally pay 2% property transfer tax.
If you’re aged 18 to 34 inclusive on the date ownership is transferred, you may qualify for the first-time buyer exemption, subject to certain conditions. In 2026, the exemption applies to homes valued at up to €555,000.
Worked example
You buy a home for €400,000 and don’t qualify for the first-time buyer exemption.
| Cost | Amount |
|---|---|
| Purchase price | €400,000 |
| Property transfer tax (2%) | €8,000 |
| Other purchase and financing costs | Depends on your circumstances |
You may have other costs on top of the property transfer tax. Some mortgage-related costs may be tax-deductible if you meet the relevant conditions.
How does OZQUR approach this?
Before making an offer, you’ll want to know both how much you can borrow and how much you’ll need from your own savings. At OZQUR, we calculate your maximum mortgage and factor in the additional costs, any renovations you’re planning and the savings you want to keep as a buffer.
