A viewing is often your first chance to see whether a home really suits you. The décor and overall appearance are easy to notice. Take time to look at the details you might miss on a first walk through.

Look beyond the interior

Check for signs of damp and cracks. Pay attention to the condition of the window and door frames, how well the home is ventilated, how the roof has been maintained and the state of the kitchen and bathroom. Ask about the heating system, insulation, energy rating and any previous renovations.

If you’re viewing an apartment, look into the finances and maintenance plan of the owners’ association (Vereniging van Eigenaars, or VvE).

Explore the neighbourhood

The location makes a big difference to what it’s like to live there. If possible, visit the street at different times of day. Pay attention to traffic, parking, noise and nearby amenities.

Which documents should you ask for?

Ask for the seller’s questionnaire, the list showing which fixtures and items are included in the sale (lijst van zaken), and any relevant ownership documents. Depending on the property, you may also need documents about ground lease arrangements (erfpacht), the owners’ association or previous renovations.

A professional building inspection can tell you more about the property’s condition than you can assess during a viewing.
