When looking for a home, you consider the asking price, location and number of bedrooms. But did you know that the energy label also affects how much you can borrow? An energy-efficient home may increase your mortgage capacity. Financing options are also available for energy-saving improvements.
Why does the energy label affect your mortgage?
An energy-efficient home generally has lower energy costs. The energy label is therefore taken into account when calculating your maximum mortgage.
This means a home with a higher asking price may still fall within your borrowing capacity.
How much extra can you borrow?
In 2026, the following additional amounts apply when buying a home, compared with a property with energy label E, F or G:
- Energy label C or D: €5,000.
- Energy label A or B: €10,000.
- Energy label A+ or A++: €20,000.
- Energy label A+++: €25,000.
- Energy label A++++: €30,000.
- Energy label A++++ with an energy performance guarantee of at least ten years: €40,000.
These amounts are not automatically guaranteed. Your income, financial commitments, property value and lender’s conditions remain decisive.
Can you also borrow extra for energy-saving improvements?
Yes. For a home with energy label E, F or G, up to €20,000 for eligible energy-saving improvements can be excluded from the income-based affordability assessment. For C or D, this is €15,000, and for A, B, A+ or A++, up to €10,000.
This money must be spent on eligible energy-saving measures. Have an adviser calculate which options can be combined. You cannot simply add together the allowances for the current and future energy labels.
